What’s included

A full breakfast, cooked to order, with tea and coffee, served each morning. It’s included in every room rate as standard, with no extra charge and no upsell. Breakfast is simply part of staying with us, the way it should be.

What guests notice most isn’t any single dish, but the fact that it’s served properly: at a real table, in a real dining room, by the same person who checked you in the night before, rather than a buffet counter shared with fifty strangers. It’s a small difference that makes a surprisingly large one to how the whole stay feels.

Dietary requirements

If you’re vegetarian, vegan, or need to avoid particular ingredients, just let us know when you book, or as early as you can before you arrive. We would much rather know in advance and have the right things ready than have you arrive to something that doesn’t work for you. The same goes for allergies: tell us plainly what to avoid and we’ll take it seriously.

Timing, and early flights

Breakfast timing is flexible where we can manage it, which matters a great deal given how many of our guests are travelling to or from Belfast International Airport at unsociable hours. If you have an early flight, tell us your departure time when you book and we’ll do what we can to work around it, whether that’s an earlier sitting than usual or something simpler you can take with you. We would rather adapt breakfast to your flight than have you skip it altogether or leave hungry.

For guests without an early start, breakfast is a good deal more relaxed. There is no rigid seating time to rush for, and no queue to wait in. It’s one of the small ways a stay in a genuinely small B&B differs from a big hotel: the morning moves at your pace, not a kitchen rota’s.

A home-cooked feel

Because breakfast is prepared and served personally rather than mass-produced for a hundred rooms at once, it has the feel of being a guest in someone’s home rather than a customer moving through a service. Where breakfast is served

Breakfast is served downstairs in the dining room, with views out over the gardens. It’s a genuinely pleasant spot to sit for twenty minutes before heading off for the day, whether that’s a flight, a day of shopping at Junction One, or simply a walk around the grounds first. Who this suits

If a proper cooked start to the day matters to you, rather than a grab-and-go pastry from an airport kiosk, breakfast here is one of the reasons guests come back. It particularly suits anyone staying the night before a flight, since a good breakfast (or a flexible early one) makes a real difference to how the rest of a travel day feels.

Breakfast is included in the room rate of £85 per night; there is no separate charge.
